The design process is all about communication and collaboration. We'll have some fun, and this will be as much your project as it is mine.
The first thing we will do is talk about you. We will chat about your lifestyle, your goals and objectives, your project vision, constraints, site demands and permitting jurisdiction. Then, we will set a date where I will present you with a concept design. This will include a simple floor plan sketch and a set of images that illustrate my interpretation of your vision.
Your feedback is always important, but here it is critical. This is where we set the course for the project to ensure that we are headed in the right direction. We're trying to design something that is uniquely you.
We're not just trying to design a beautiful house, we're trying to design the perfect home to complement your family and your lifestyle.
Now the fun begins. Once we've settled on a concept, I will issue a schematic design package, consisting of a floor plan, façade and additional images as a visual check that we are on the same page.
It's still early, but now a building begins to take shape.
Once the schematic design has been tweaked and massaged and is formally accepted, we will move forward to develop that design in collaboration with other professionals and tradesmen. I will provide additional drawings, such as ceiling plans, major interior views, and finish notes.
You and I will meet regularly as the design evolves and comes to life. In this phase, we will select fixtures and finishes. We will design cabinetry and feature architectural elements.
Once this package is issued, it is generally used for contractors to prepare realistic pricing estimates.
After incorporating revisions, be they financial or otherwise, I will move forward to drawings for construction. This package includes detailed drawings and additional information required for permitting, financing and final construction.
It's finally happening. Let the festivities begin.
During construction, I will work with the contractor to answer questions and provide information as requested. I will attend project meetings. You and I will review any proposed substitutions and provide decisions to the contractor. Periodically, I will visit the site to observe the work and keep you informed as to the progress and quality of the construction.
